Preparation is the whole race

Nobody finishes an ultramarathon on toughness alone. You finish because of the months of training, the gear checked the night before, the nutrition planned to the hour. Real estate works the same way. By the time my clients are under contract, the preparation — the market review, the documents, the plan for what could go wrong — is already done. Race day is just where the preparation shows.

Pace the plan to the person

In a 50K, going out at sprint pace ends the day early. The same is true in a transaction: every client needs a plan that fits their timeline, their finances, and their stress tolerance. Some sellers need to move in sixty days; some buyers want to watch the market for six months. My job is to set a pace you can hold — and adjust it as conditions change.

Stay calm when the course gets hard

Every long event hits a stretch where things fall apart: weather turns, legs cramp, the plan breaks. Races are won in those moments by staying calm and solving the next problem. Real estate has those stretches too — inspection surprises, appraisal gaps, financing delays. When the process gets difficult, I don’t panic and I don’t disappear. I stay level, lay out your options, and keep moving.

Communication is fuel

On a long trail, a crew’s updates keep you going. For my clients, communication is the same fuel: you will always know where things stand, what happens next, and what I need from you. No black holes, no “I’ll get back to you.” Most real estate frustration isn’t caused by problems — it’s caused by silence around problems.

Adapt without losing the destination

Endurance sports teach you to adjust constantly without quitting. A detour doesn’t change the finish line, just the route. If a deal stalls, we re-price, renegotiate, or pivot to the next house — with the goal still in sight. Flexibility plus persistence is the combination that gets people to closing.

Finish strong — and then keep going

The last miles of a race matter most, and so does what happens after closing. I stay with my clients past the signing table: contractor referrals, utility checklists, answers weeks later when a question comes up. The extra mile isn’t a slogan on a shirt. It’s the promise that I’m still moving for you after the race would normally be over.
