Get a real market review, not a guess
Automated estimates are a starting point, nothing more. A proper market review looks at recent comparable sales in your specific neighborhood, current competition, your home’s condition, and buyer activity right now in Greenville, Winterville, or wherever you are. I walk the property with you, point out what buyers will notice first, and give you a pricing strategy with reasoning you can actually check.
Spend where it counts
Not every improvement pays you back. Fresh paint, working fixtures, tidy landscaping, and a deep clean usually beat an expensive renovation you won’t recoup. During our walkthrough I’ll help you sort the short list into “worth it before we list,” “nice if time allows,” and “skip it.” You shouldn’t spend a dollar the market won’t give back.
Make the first impression online
Most buyers meet your home on a phone screen before they ever drive by. Professional photos, honest but flattering angles, and a listing description that tells the truth about your home’s best features all matter. Expect showings, and plan for them
Once we’re live, showings can come quickly — sometimes within days. Have a plan for pets, kids, and keeping the home show-ready. Flexibility here is one of the highest-return efforts a seller can make. I coordinate every showing and give you feedback after each one, so you always know how buyers are responding.
Negotiate from strength, close with confidence
When offers arrive, we compare them on price and everything else — financing strength, due diligence and earnest money, timeline, and contingencies. North Carolina contracts move fast once you’re under agreement, with inspections, appraisal, and closing dates stacked together. I stay on top of every deadline and every party so nothing slips.
